A KNUTSFORD pub steeped in history is up for sale for £2 million.

The Freemasons Inn has been lovingly restored and now offers six luxury ensuite hotel bedrooms and licensed premises opening shortly as Bar Six Knutsford.

Kath and Jim Gibb invested £1 million to bring the rare Georgian building back to life through a complete renovation in 2022.

The former silk mill, dating back to 1754, is a Grade II listed building on Silk Mill Street, beside the Market Hall.

It was converted into three terraced houses in 1818 and became a pub in the 1890s.

The couple, who manage a property development business, used their expertise and conservation specialists to save the building which had fallen into disrepair.

Wonky windows, beams, exposed brickwork and original fireplaces have been sensitively preserved.

A contemporary rustic touch now offers modern day comforts such as power showers and freestanding bathtubs.

The business, operating as The Silk Rooms, has attracted a steady stream of wedding guests, business travellers, tourists and shoppers since it opened in 2023.

Rooms average at £143 per night at a 73 per cent occupancy, according to the property listing on Rightmove.

Williams Sillitoe, who are marketing the property, describe the development as ‘a rare high earning investment opportunity located in a prime, high footfall area in Knutsford town centre.

“This hands-off investment comes with two guaranteed occupational leases in place.

“The sale involves leasing the hotel operation to the original owner allowing you to earn passive income.”

The hotel is leased at £65,000 per year on a 10-year lease to the current owners.

The annual income from the bar is estimated at between £45,000 to £47,000 per year.

Bar Six Knutsford leases the kitchen and bar space on a 10-year lease.
