The first phase of 76 two, three, four and five-bedroom houses are due to go on sale later this summer.
The land purchase was finalised in January, with detailed planning permission already in place.
The plans include 122 two, three, four and five-bedroom houses for sale, alongside 53 apartments and houses available for local people through low-cost rent or shared ownership.
The development will also include areas of green open space, including ponds and a children’s play area.
Simon Whalley, sales director at Jones Homes North West, said: “We are looking forward to welcoming the first visitors to Sunfield in late spring this year.
“With the land acquisition now complete, we aim to have the first phase of work completed by Summer 2024.
“We are expecting a great deal of interest here, based on our experience at the neighbouring Sanctuary Wilmslow site, where we’ve been building homes for the active over 55s as part of our Sanctuary brand.
“Buyers here have been attracted by Wilmslow’s natural beauty and local amenities, in particular the fact that Handforth Dean retail park is right on the doorstep.”
